A Brooklyn Heights Two-Bedroom for Under a Million

For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points. 

This week we’ve found you a studio in the historic Master Apartments and a light-filled one-bedroom in the small Tudor enclave of Forest Hills Gardens.

An Upper West Side one-bedroom for $949,000

A sizable one-bedroom for someone who likes an open layout. This apartment in Astor Court, a luxury co-op, has a lot of nice prewar details (no slapstick renovation here) with crown moldings and an arched entryway. There’s a walk-in closet and a normal closet in the bedroom. The kitchen comes with stainless-steel appliances and a breakfast bar, but there’s room in the common room for a dining table as well. The windows look out onto the English garden below. High monthlies ($2,099), but the building comes with 24-hour doormen at its two entrances, a roof deck, a children’s playroom, a gym, and a laundry room. It’s located just a couple of blocks from both Riverside Park and the Central Park Reservoir.

A studio on Riverside Drive for $410,000

This compact studio perfect for one is in the Master Apartments, a historic Art Deco building filled with so many studios that one resident said, “You wind up with a lot of loners.” (This could be you!) Still, the building offers resident programming and hosts a lively online bulletin board should you want to meet your neighbors. The unit has high, beamed ceilings, with an updated kitchen and bathroom, and it’s just steps from Riverside Park. It comes with two closets (an entry and a walk-in) and a small kitchen with a mini-fridge; historically the Master Apartments were considered part of an apartment hotel and therefore did not need individual kitchens. The lobby is impressive (it’s also landmarked), and there are storage units available in the basement if your closets get too full.

A one-bedroom in Forest Hills for $569,000

This co-op in Forest Hills Gardens is like living in a small Tudor village in the middle of the city. While the enclave is known for its stand-alone Tudor mansions, there’s not much inventory available and this is one of the nicer units available in the area. We love the sunken living room with a working fireplace and the two walls of casement windows overlooking the greenery. The kitchen could use some updating, you’ll have to be creative with the unique layout, and the unit is priced a bit higher than some of the other one-bedrooms in Forest Hills, but it’s a small price to pay to feel like you’re in the English countryside. The spacious, grassy yard and shared terrace spaces are especially appealing. It’s a little far out, but right off multiple subway lines and the LIRR.

A really nicely renovated condo with monthly common charges at just $582. (There is also a monthly assessment of $582.47 that ends next year.) The high ceilings and built-ins in the living room are a highlight. The apartment has a functional layout, and the kitchen has a lot of counter space and a glass-tile backsplash. The main bedroom is also big enough to hold a little home office, at nearly 22 feet long. It’s located on Court Street, one of the busier Brooklyn Heights roads, but still close to quiet blocks.
